1. Scope & Conclusion of Contract
These booking terms and conditions apply to all contracts between the landlord and guests regarding the rental of our holiday apartments, regardless of whether the booking is made directly or via external booking platforms.
A binding rental agreement is concluded upon sending our booking confirmation.
2. Payment Terms
Payment is made exclusively via the respective booking platform or directly through our website by credit card.
On-site card payments are not possible.
The total amount is due at the time of booking.
The landlord reserves the right to make subsequent charges (e.g., for damages, additional services, or breaches of contract) to the stored payment method.
3. Cancellation Policy (Direct Bookings Only)
For bookings made directly via our website or by email/telephone, the following cancellation policy applies:
From the booking date until 2 weeks before arrival: cancellation fee EUR 0.00
From 2 weeks before arrival until check-in: cancellation fee 100%
(The receipt date of the cancellation by the landlord applies.)
We recommend taking out travel cancellation insurance.
Note: For bookings via external travel platforms, only the cancellation terms stated there apply.
Reservations without payment or after the expiry of the free cancellation period may be cancelled by the landlord and the accommodation reallocated.
4. Check-in & Check-out Times
Check-in: from 3:00 p.m. to 8:00 p.m. or by arrangement
Check-out: Monday–Saturday until 10:00 a.m., Sunday until 11:00 a.m.
Early check-in / late check-out: only by prior arrangement and subject to availability.
For departures after 2:00 p.m., the full daily rate will be charged.
5. Check-out Instructions
Key return: Please place the keys on the kitchen table when leaving.
Important notice: Do not leave the keys in the apartment door lock, as this prevents access and may require a locksmith. Resulting costs will be charged to you.
Before departure: Remove bed linen and dispose of or take out the rubbish.
Note: Guests tend to forget personal belongings (keys, jewellery, chargers) less often when removing bed linen and disposing of rubbish.
Fees: For late check-out, damages, lost keys (flat rate EUR 40), unremoved rubbish, unstripped bedding, smoking in the apartment (requiring special cleaning/ionisation), or excessively dirty apartments, we reserve the right to charge additional fees.
6. House Rules
The house rules are part of these booking terms:
Non-smoking: All apartments are non-smoking. Ashtrays are available in the courtyard and on the terrace.
Quiet hours: Please avoid noise after 10:00 p.m.
Waste separation: Bins for paper, organic, and residual waste are located in the courtyard. Plastic recycling containers (yellow bags) are available on each floor.
Pets: Not allowed.
Security: Please close windows and doors when leaving the apartment.
7. Parking
We provide 9 private parking spaces in the courtyard exclusively for our guests.
Fees are payable in cash upon arrival. Reservation is not possible – allocation is on a first-come, first-served basis.
8. Liability
The landlord is fully liable in cases of injury to life, body, or health, as well as for intent or gross negligence.
In cases of simple negligence, liability is limited to the contractually typical, foreseeable damage.
Guests are obliged to report damages or disruptions immediately and to contribute to damage minimisation.
The landlord is not liable for disruptions or damages caused by force majeure.
9. Security Deposit
The landlord reserves the right to require a deposit of up to EUR 200 or a credit card pre-authorization for certain bookings.
For long-term stays (from three months), a higher deposit (e.g., one month’s rent) may be required.
10. Data Protection
Personal data will only be processed for the purpose of handling the booking and will not be passed on to third parties.
11. Improper Use
The apartments may only be used for residential and accommodation purposes.
Any commercial or illegal use is prohibited.
The landlord is entitled to terminate the contract without notice and demand immediate vacation of the apartment if this provision is violated.
12. Jurisdiction
German law applies. The place of jurisdiction is the landlord’s place of business.
